Remuera alterations rarely fail on the headline scope — they fail on the joinery / cladding / thermal envelope interfaces nobody owned at quote stage. The §17 retentions release is where that ownership question finally has to be answered.

Quick answer: A project manager running a $1.5-3M large alteration in Remuera carries a §17 retentions exposure of $75-300k for the defects-liability period. Three properties of the Remuera large-alteration market shape the §17 risk:

  • The character overlay constrains exterior alterations to the street-facing façade, but the rear elevations are typically more permissive — creating a mixed-compliance pathway where E2/AS1 standard solutions apply to part of the building and tested specific-solutions apply to the rest

The three Remuera trade interfaces that produce most retention-stage arguments

1. The large-format premium aluminium joinery interface. Lift-and-slide doors, double-height curtain walls, and corner-junction sliders come with manufacturer-tested specific solutions for sill, jamb, and head. The cladding contractor's standard flashing detail rarely matches the joinery system's tested detail. The interface between the two — head flashing, jamb tape, sill tray, airseal — is a producer-statement boundary the head contract often doesn't allocate cleanly. At retention release it's a $30-80k argument.

2. The H1/AS1 thermal envelope on a large-glazing rear elevation. H1/AS1's 5th edition (2022 onwards) raised the residential thermal envelope demand substantially. A Remuera alteration with 6-12m of contiguous glazing on the rear elevation has to reconcile the glazing U-value, the frame thermal break, the slab-edge insulation, and the airseal — usually with a calculated solution under the modelling pathway rather than the schedule pathway. 3. The AS/NZS 3500 drainage on a multi-stage alteration. Most Remuera alterations are staged — the new wing is built while the existing house is occupied, then connections are made. Q1: How does the H1/AS1 modelling pathway differ from the schedule pathway on a Remuera alteration? The schedule pathway specifies prescriptive R-values and U-values for each building element. The modelling pathway uses building-performance modelling to demonstrate compliance against a reference building. Large-glazing alterations often can't meet the schedule pathway prescriptively and need the modelling pathway — which the quote should name.

Q2: What's the most common premium joinery interface gap on Remuera lift-and-slide doors? The sill tray and threshold detailing where the door track meets the slab edge. The joinery supplier's tested detail specifies a particular tray dimension and slab rebate.
